Another option that you could look at is working with a hard money lender. Hard money lenders are individuals that have money to lend. These individuals make their own lending decisions and they are typically willing to work with those that have bad credit or are in distressed situations. You can usually find these types of lenders online or through a referral from a traditional lender.
